What life actually looks like at Riverwalk

A small community tucked into nature, ten minutes from Playa Venao. Nine minutes with the families who live here. No script, no sales pitch.

A note from Scott

I moved my family here thirteen years ago and never left. Riverwalk is 65 lots at Venao West. Fourteen homes are finished, two more are going up, and fifteen are reserved. The school is open and a five-minute walk from the front doors. My kids go there. I'm not selling you a brochure of something that might exist in 2029.

Watch the video first. It's nine minutes with the people who actually live here, and it will answer more than I can in an email. Then tell me what you still want to know. We will get back to you, usually within a day.

For investors

~10%

Recent rentals on completed homes have achieved about 10% gross yield. Results vary; income is not guaranteed.

Residency

Qualifying purchases may support an application for Panamanian residency, and eventually citizenship. Case by case, and subject to current law.

~$200

Monthly HOA, covering security, basic landscaping and road maintenance. No pool, elevator or heavy common assets, so it stays low. A clubhouse and commercial area are planned, with no date, outside the HOA.

Optional

Rental, maintenance, tax, utility and HOA coordination available.

Important notices

This page describes real estate offered by AMF Capital. It is not an offer of immigration services, legal advice, or a security. Rental figures refer to selected completed homes already leased and are gross, before vacancy, fees, tax and expenses. Past performance is not a guarantee of future results. Immigration benefits, if any, depend on the buyer’s eligibility, the structure and value of the purchase, and Panama law and policy in force at the time of application, all of which may change. Residency is not citizenship. Neither residency nor a passport is sold with the home or guaranteed by the developer. Buyers should obtain independent legal and tax advice.

Specifications, common areas and amenities may be modified, postponed, reduced or eliminated by the developer at its sole discretion and without notice. Planned facilities are not committed and may not be built.
